Competent-person schemes and your Building Regulations certificate
Replacing windows or external doors in England and Wales is controlled work under Building Regulations. The new frames have to meet standards for energy efficiency, ventilation, safety glazing and fire escape. There are two ways to show that they do.
The first is to notify your local authority's building control team before the work starts, pay their fee and wait for an inspection. The second is to use an installer registered with a competent-person scheme. A registered installer can self-certify the work, and the scheme then sends you a certificate confirming it complies.
That certificate matters most when you sell. A buyer's solicitor will usually ask for proof that replacement windows were installed to Building Regulations. Without it, you may be asked to arrange a retrospective application or pay for an indemnity policy, which can hold up a sale. Keep the certificate with your deeds and other property documents.
Insurance-backed guarantees
A manufacturer's or installer's guarantee is only as reliable as the company behind it. An insurance-backed guarantee adds a layer of protection: if the installer stops trading during the guarantee period, an insurer steps in to honour valid claims. When you compare quotes, ask each installer who backs their guarantee, how long it lasts, and whether you will receive the policy documents in your own name.
Trade association membership
Trade associations set codes of practice for their members covering things such as contracts, deposits, complaints and workmanship. Membership usually means a company has agreed to follow those codes and to use the association's complaints or dispute process if something goes wrong. Government-endorsed quality schemes work in a similar way, with checks on trading standards and customer care before a business is admitted.
How to check a registration yourself
You do not have to take our word for any of this, or anyone else's. Before you sign with any installer:
- Ask for their registration number for each scheme they mention.
- Go to the scheme's website directly, rather than following a link on the installer's own site, and use its installer search.
- Check that the business name and address on the register match the company quoting you.
- Look the company up on Companies House to confirm it is active and to see who the directors are.
If a registration does not show up, ask the installer about it before you go any further. You can contact us with any question about our registrations, or request a written quote when you are ready.
